About Brick Kiln Barns
A complex of four gorgeous Norfolk Broads holiday cottages, Brick Kiln Barns are accessed by a private unmade road and set in the quiet rural location of Dilham. Whilst it is a quiet, peaceful village right on the Broads, Dilham is only 5 miles from the market towns of Stalham, North Walsham and Wroxham. Dilham Staithe is at the bottom of the drive and is the perfect spot for fishing or launching a canoe or kayak. Day boats can be hired at Wayford Bridge, just 3 miles away. It’s also under 7 miles from the stunning Norfolk coastline. All of this means we really are perfectly located for those who want to experience all that this region has to offer.

On The Water
Discover a string of pretty coastal towns and villages including Cromer with its famous pier, Sheringham with the North Norfolk Railway and Sheringham Park. Or maybe Cley with its marshland habitat, and Blakeney and Wells-next-the-Sea with their picturesque quays. For a slightly different waterside experience head to Wroxham, the gateway to the Norfolk Broads, where you can captain your own day launch or join a chartered tour and just let the world drift blissfully past.
On Dry Land
History buffs will enjoy the Muckleburgh and Thursford Collections and the Felbrigg, Blickling, Holkham and Sandringham Estates, along with a trip to the medieval city of Norwich. The young at heart will also find much to love with lots of traditional seaside attractions, Amazonia Zoo and BeWILDerwood (4 miles away). Add in great walks and cycle routes, virtually from your doorstep, three great golf courses close by and fishing almost on-site, you really will have so much to do that you’ll have to come back just to fit it all in. Frequently Asked Questions
We do take dogs. In No.1, No.2 and Wheelwrights two dogs can stay free of charge. In the Long Barn it’s three. We may be able to take more – just ask. It depends on breed and how many other dogs are on site at that time.
Our Norfolk Broads holiday cottages are perfectly situated for everything the area has to offer. Just a few miles from the beaches and the Norfolk Broads are accessible from the end of the drive. For details of our favourite things to do please go to our Plan Your Stay page
Of course! Please complete the contact us form with your requirements (dates, numbers and combination of cottages) and we will come back to you with a quote. We are happy to take larger parties and the whole site can sleep 16, however we prefer not to take stag parties as the village doesn’t really have the amenities for them. Yarmouth or Norwich are far more suitable.
All the barns have allocated parking. No.1 and No.2 have one space. Wheelwrights has a large space which does fit two small/medium vehicles or one large vehicle. In addition we do have some limited visitor spaces that can be allocated on a first come first served basis. Please contact us to reserve.
You can cancel at any time until 6 weeks before your arrival date. If we can rebook your stay to someone else we will return your payment in full less a £50 admin fee. If we are unable to rebook we will only retain your deposit. If you wish to cancel within six weeks of your arrival there is a sliding scale for refunds. Please see our full T’s & C’s for details. During the Covid pandemic if you are prevented from travelling or we are prevented from hosting your stay due to government guidelines a full refund will be offered. If you are not legally prevented from travelling but would rather not then we will be happy to rebook your stay to a later date.

The cleaning and laundry are our biggest fixed costs and are the same whether you stay for one night or a whole week. We charge a cleaning fee to help us ensure that we can keep our rates as low as possible but still cover our costs. It doesn’t cover the whole cost but ensures we are competitive on longer stays.
We have travel cots, high chairs and baby baths available free of charge
No2 and Wheelerights are not really suitable. No 2 is reached via a long shingle pathway and Wheelwrights has stairs (though only the snug is upstairs).
No. 1 has large double doors at the entrance and is accessible to wheelchairs though there is a slight step in of 2-3 inches. You can drop off right outside the doorway. Inside the cottage is all on one level and we can provide a non slip shower chair for the large shower.
The Long Barn can also be accessed via double patio doors but the step up is 4-5 inches. Again it is all one level inside and en-suite shower is very large and can accommodate a shower chair.
