About Brick Kiln Barns

A complex of four gorgeous Norfolk Broads holiday cottages, Brick Kiln Barns are accessed by a private unmade road and set in the quiet rural location of Dilham.  Whilst it is a quiet, peaceful village right on the Broads, Dilham is only 5 miles from the market towns of Stalham, North Walsham and Wroxham.  Dilham Staithe is at the bottom of the drive and is the perfect spot for fishing or launching a canoe or kayak. Day boats can be hired at Wayford Bridge, just 3 miles away. It’s also under 7 miles from the stunning Norfolk coastline. All of this means we really are perfectly located for those who want to experience all that this region has to offer.

Our Norfolk Broads Holiday Cottages

The Long Barn

Originally an open Victorian brick drying barn we have converted the Long Barn to create a spacious and fun three bed holiday cottage.   The original beams are complimented by the contemporary decoration and luxury touches such as underfloor heating, En-Suite master bedroom and quality linens.

The large enclosed garden is perfect for summer barbecues, family games and energetic dogs.  There is an additional acre of shared garden for when they really need to let off steam!

Two bathrooms, a spacious open plan living area (including 55″ TV) and well equipped kitchen with all mod cons ensure that your home from home has everything you need whether a family of 6 or three couples

Wheelwrights

Once the village Wheelwrights, we sensitively converted the building in 2020 and created a stunning, luxury one bedroom cottage.    Retaining many original features merged with modern touches Wheelwrights is the best of both worlds.

Watch the big, dark Norfolk night sky twinkling with a myriad of stars as you relax in the private hot tub with a glass or two of bubbly.  With no light pollution its a view like no other!

Or let the world go by with a G&T from the terrace with views over open countryside.  We often have deer, hare & pheasants wandering through.  The large garden is an enclosed haven for your four legged friends.  A comfy bed with Egyptian cotton linens will help ensure a great nights sleep and the well equipped kitchen and en-suite ensure a comfortable home from home stay.

No 1 Brick Kiln Barns

Number 1 was originally a brick making barn and is next to the old brick kiln.  Many of the buildings in Dilham and the surrounding villages were built using bricks made here.

The cottage was converted by the previous owners in 2014 and really has a cosy home from home feel.  Many of the original features were retained – see if you cam find the bricks with paw prints in!
A large picture window looks out to the kiln and gardens beyond and it’s not unusual to see hare, pheasants and the odd deer wandering through the playing field.   You can watch for them from the comfort of your hot tub.

For a cosy, welcoming base for your Norfolk trip you’d be hard pushed to beat Number 1 (except, perhaps with Number 2)

No 2 Brick Kiln Barns

Number 2 is the sister cottage to number 1 and is its mirror image. Again, many of the buildings in Dilham and the surrounding villages were built using bricks made here.

Converted by the previous owners alongside no 1. it also has a cosy home from home feel.
The cottage looks out onto open farmland and the gardens.  In the living room there is a large picture window facing the setting sun.  It really does provide a spectacular sunset view over the treeline.

On a fine evening you can enjoy the sunset with a drink or two in the hot tub.

For a cosy, welcoming base for your Norfolk trip you’d be hard pushed to beat Number 2(except, perhaps with Number 1)

Where we are and how to contact us

We'd love to hear from you

If you have a question or would like any more information about Brick Kiln Barns Norfolk Broads holiday cottages or what we offer please use the contact us form.  We will always try to accommodate any special requests.

If you’d like to book more than one cottage (or the whole site) for a large group please send us the group size and the dates and we can send you a quote specific to your needs.

    Frequently Asked Questions

We do take dogs.  In No.1, No.2 and Wheelwrights two dogs can stay free of charge.  In the Long Barn it’s three.  We may be able to take more – just ask.  It depends on breed and how many other dogs are on site at that time.

Our Norfolk Broads holiday cottages are perfectly situated for everything the area has to offer.  Just a few miles from the beaches and the Norfolk Broads are accessible from the end of the drive.  For details of our favourite things to do please go to our Plan Your Stay page

Of course!  Please complete the contact us form with your requirements (dates, numbers and combination of cottages) and we will come back to you with a quote.  We are happy to take larger parties and the whole site can sleep 16, however we prefer not to take stag parties as the village doesn’t really have the amenities for them. Yarmouth or Norwich are far more suitable.

All the barns have allocated parking.  No.1 and No.2 have one space.  Wheelwrights has a large space which does fit two small/medium vehicles or one large vehicle.  In addition we do have some limited visitor spaces that can be allocated on a first come first served basis.  Please contact us to reserve.

You can cancel at any time until 6 weeks before your arrival date.  If we can rebook your stay to someone else we will return your payment  in full less a £50 admin fee.  If we are unable to rebook we will only retain your deposit.  If you wish to cancel within six weeks of your arrival there is a sliding scale for refunds.  Please see our full T’s & C’s for details.  During the Covid pandemic if you are prevented from travelling or we are prevented from hosting your stay due to government guidelines a full refund will be offered.  If you are not legally prevented from travelling but would rather not then we will be happy to rebook your stay to a later date.

WE STRONGLY RECOMMEND THAT YOU PURCHASE TRAVEL INSURANCE  and also visit the Know Before You go pages at Visit England

The cleaning and laundry are our biggest fixed costs and are the same whether you stay for one night or a whole week.  We charge a cleaning fee to help us ensure that we can keep our rates as low as possible but still cover our costs.  It doesn’t cover the whole cost but ensures we are competitive on longer stays.

We have travel cots, high chairs and baby baths available free of charge

No2 and Wheelerights are not really suitable.  No 2 is reached via a long shingle pathway and Wheelwrights has stairs (though only the snug is upstairs).

No. 1 has large double doors at the entrance and is accessible to wheelchairs though there is a slight step in of 2-3 inches.  You can drop off right outside the doorway.  Inside the cottage is all on one level and we can provide a non slip shower chair for the large shower.

The Long Barn can also be accessed via double patio doors but the step up is 4-5 inches.  Again it is all one level inside and en-suite shower is very large and can accommodate a shower chair.
